Simple improvements to raise sale value of a home

Adding value to a homeA new study of property experts and homeowners has revealed the home improvements which can add value to a property.A number of simple home improvements could increase the potential sale value of a property, according to a new study.

Research commissioned by HSBC questioned a number of property experts and householders to see which home improvements they feel added monetary value.

Home improvements such as painting or varnishing the front door was seen as a good move by 70 per cent of experts, while repairing fences and gates around the property was seen as worthwhile by 58 per cent and also 47 per cent of homeowners.

Repairing paint chips or wallpaper in properties was identified as one tactic to add value to a sale by 64 per cent and 60 per cent respectively of respondents.

Martin van der Heijden, head of secured lending at HSBC, said the housing market means certain "previously held assumptions" of what adds value to a property may need to be reconsidered.

He added: "As such, homeowners looking to improve their home, should do so first and foremost to live in and enjoy, rather than for any uncertain increase in value."

Recent research by HomeSerive found that over 130,000 households in the UK spent between £25,000 and £50,000 on home improvements in the first three months of 2009.
