Jeff Howell, writing in his property advice column in the Daily Telegraph, explained that cheap double glazing windows mist up internally when the sealant around the edges breaks down.

"This can occur for a variety of reasons, all of which are related to poor workmanship by the manufacturer or the installer," he added, emphasising the importance of seeking window quotes from well-known and respected suppliers.

Mr Howell explained that cheap double glazing frames contain a desiccant material that absorbs the very small amount of water vapour that finds its way through the edge sealant.

It is when this becomes saturated that windows mist up, but this should not happen if the windows are glazed properly in accordance with British Standard BS6262, which requires a drained 5 mm cavity all around the frame.

Building Design magazine recently suggested that mist - or condensation - is one of the primary causes of decay in wooden windows.
