Ross Clark, writing for the Daily Mail, was faced with a query from a reader who had his conservatory built eight years ago but is now looking to sell up.

"[It was built] to replace an old lean-to, so I thought it didn’t need planning permission. Nor do I have a building regulations certificate for it. What should I do for a trouble-free experience when I sell my house?" asked the reader.

Mr Clark responded by stating that planning permission should not be needed to replace an old lean-to, although that issue is no longer a problem as planning authorities only have four years to enforce action.

He added that while conservatories do not need a building regulations certificate, they should have a door of external insulation standards between them and the house.

Recently, BDonline.co.uk, reported on the property of Don Bianco, who is being forced to remove a loft extension and conservatory as they are "overly dominant".
