Speaking to the Telegraph, Fergus Wilson said that those looking to buy a property with the view of renting it out should buy a new or nearly-new house so that they can avoid spending time and money on DIY.

Mr Wilson said: "You don't want the hassle of having to fit a new bathroom and kitchen. Most people with about £200,000 to spend are older and not the DIY type."

He added that new-build properties with double glazing tend to attract more professional tenants.

Houses that have double glazing can have lower fuel bills, according to the Energy Saving Trust, as they help to prevent heat loss.

New-builds also have the added benefit of a national House Building Council warranty, Mr Wilson said.

He also told the newspaper that people should buy properties in areas where there is rental demand and rising prices but avoid areas with a large amount of retired residents.

"You don't want economically inactive tenants," he explained.
