Caution needed when renovating older homesPeople conducting DIY in older homes need to exercise extra caution as even small renovations can sometimes lead to larger problems, one expert has advised.Anyone embarking on some DIY should be aware that their seemingly simple project may lead to more serious problems, especially for homes aged over 30 to 40 years old.

The National Home Improvement Council (NHIC) has said that problems in older properties may not be obvious on the surface but can be unearthed as people undertake renovations.

"Once you start messing around with the fabric of the house then you can uncover all sorts of different problems which can make a simple task into a major task, and a costly task as well," commented the council's director Andrew Leech.

The expert advised homeowners to use professionals for larger renovation jobs, as home insurance policies may not provide cover if the task goes wrong.

Earlier this week, insurance provider esure advised property owners to check for subsidence problems before planning home improvements such as a new conservatory.

It stated that claims related to the issue are expected to peak this year.
