The comments come after the Association of Residential Letting Agents (Arla) said the residential rental market is beginning to stabilise.

Mark Garner, owner of LettingZone.com, said the best type of property to buy at the moment is a two-up, two-down terrace which, he says, is the "bread and butter" of the market.

He went on to say: "If you buy at the right price, from an auction or from a highly motivated seller [with] a two or three-bedroom type property, I think it would be a great long-term investment."

Home improvements such as installing double glazing or modernising a bathroom or kitchen can greatly improve the appeal of a house to those looking to rent.

According to the website homeimprovementadvice.co.uk bathrooms are a key selling point for potential buyers or people looking to rent.

It said that white is the best option when you are choosing a new bathroom suite as it is easy to decorate around and will not date.
